What sort of investment is this?
Capital Mortgage Income Trust is a Group Investment Fund. The fund is registered as a Portfolio Investment Entity (PIE) which provides tax advantages for New Zealand Resident tax payers. The Fund is a pooling
arrangement governed by a Trust Deed. The Fund invests your money in first
ranking mortgages and bank deposits. These mortgages are over either commercial, residential, rental or farming
properties.
One dollar invested is equal to 1 unit.
The investment has no fixed term. However the fund is best suited for a medium to long term investment.
Net interest earned is distributed on the first business day of each quarter, April, July, October and January. Income can be reinvested or compounded into further $1 units.
Who manages the Fund?
The manager of Capital Mortgage Income Trust is Mortgage Fund Managers Limited which was specifically set up in 2003 for the sole purpose of managing the Trust, including making decisions in relation to loan applications and investments. See The Team of Mortgage Fund Managers Limited.
Who are the Trustees of Capital Mortgage Income Trust?
The trustee of the Trust is Trustees Executors Limited. Trustees Executors Limited holds all the assets of the Trust on behalf of the investors and with the manager ensures the Fund complies with the Trust Deed. The Trustee also controls the Trust’s bank accounts.
What are my risks?
Because your investment is spread over a mortgage portfolio comprising many mortgages the risk is minimised in a number of ways as set out in the Investment Statement.
What are the charges involved?
There are NO ENTRY or EXIT fees currently charged in line with the policy set by the manager. The manager does have a discretion to charge an exit fee, if funds are withdrawn within one or two years of investing.

The fund will pay tax on the income earned on each investor's investment in the fund at each investor's individual "personal investor rate" but capped at a maximum rate of 30% (effective 1 April 2008) for a full explanation please ask for a copy of our investment statement but we recommend investors seek their own professional tax advice.
